Portfolio Update August 2019

Hi everyone, and welcome to a new portfolio update! As for every month, I'll share with you the latest numbers from my investment portfolio, showing you all the details about what happened both with the crowdlending platforms I invested on, as well as with my dividend growth stocks portfolio. I'll show you what I did during the month, what went well, what didn't go well, and also share at the end what actions I'll take in the coming month. 

This is already the fourth portfolio update that I am doing using TrackInvest, the app that I developed to track all my investments, both on crowdlending platforms & on the stock market. I am really happy with all the feedback I received from people using it, and I will for sure keep on making it better in the future! That being said, let's dive into the portfolio update, starting with the overview of my portfolio for August 2019:

As you can see from the table above, I now have a pretty equal repartition in value between stocks & crowdlending platforms, which is something I've been aiming for in my portfolio. I am really happy about the overall yield as well, nearing at 7% overall in my portfolio. 

Let's now have a look at the historical performances of my portfolio in terms of monthly passive income generated, which is one of the most important metric for me:

It has been pretty much stable over the past months, now slowly coming back up as I didn't sell any positions during the past months & as I started to add new platforms to the portfolio, like Flender, Bulkestate, and Brickstarter. Overall I am still really happy that I am now consistently staying above the 1000 Euros per month mark.

In terms of crowdlending platforms alone, I still have excellent performances on all crowdlending platforms I am invested in. Note that as some platforms are not yet supported by my application TrackInvest, they don't appear in the table above (however, they are included inside the total value of my portfolio). During the month of August, I added new positions in Bulkestate, Kuetzal and Brickstarter. For the rest of the platforms, I just let the auto-invest functions reinvest automatically my gains on each platform, or reinvested all gains manually on platforms where there are no auto-invest functions.

Let's now have a look at the evolution of the passive income coming from crowdlending platforms over the past months:

As you can see, the passive income generated crowdlending platform is going back up after a little dip in July. This is mainly due to the fact that I didn't withdraw any money, and I am seeing the first returns from the latest platforms I invested in, like Reinvest24, Brickstarter, and Flender (reviews coming soon!).

Let's now have a deeper look into a few selected platforms to see what happened during the month, starting with my total accumulated returns on Fast Invest:

As you can see from the graph, Fast Invest never disappointed since I started invested on the platform over a year ago, with the same strong yield around 12% since the beginning. 

Let's now have a look at my historical returns Grupeer:

The situation is really similar as for Fast Invest: strong returns every month and no issues whatsoever, which I exactly what I want from a Peer-to-Peer lending platform.

Let's now have a look at some platforms that are specialized in real estate, for example EstateGuru

From this graph, you can see that my returns on EstateGuru have slowed down a bit during summer, even plateauing in July & August. However, there is nothing alarming to report here, as I just have one loan with is slightly late and no defaults at all. Most projects on the platform only distribute payments every 6 months, which explain this plateau during summer. 

Finally, let's have a deeper look at another real estate crowdfunding platform I really like, Property Partner:

Except for a little dip at the start of the year (due to some project on the platform that went bad, but that happens), I had excellent returns on Property Partner since I started investing on the platform more than 2 years ago. It's definitely a real estate crowdfunding I recommend for any portfolio as they invest in excellent properties in the UK.

Not a lot to report about my dividend growth stocks for August, as I didn't add or sold any positions in the portfolio. It was actually a very bad month for the stock market, as the value of several of my stocks fell, sometimes by more than 5%. However, it had no impact at all on my yield, as none of the companies I have in my portfolio lowered their dividend as a result. This is truly the beauty of dividend growth investing, and despite all the fluctuation of the stock market I still have an excellent portfolio with an overall yield of 4.39%. 

Let's now have a look at the evolution of the passive income of my dividend growth portfolio over the past months: 

I still had a little dip in the income in August, as I sold some positions a few months and it still impacts my portfolio today. However, it's now stabilizing around 350 Euros a month, and this will definitely grow again as I will add more stocks in the coming months.

What's Coming Next

In September, I plan to reinvest some of the free cash I have into more dividend growth stocks as there are again good opportunities on the market and also try out new crowdlending platforms to expand my portfolio. I am currently still testing out Brickstarter, Kuetzal and Bulkestate, and I should have the reviews of those two platforms published during the month. I will also publish soon my review of Flender as I start to have results on the platform.

How did u include statistic for Envestio in Trackinvest platform if it saying that is nor supported yet? Thanks for the good review. Also which platform is aiming for short term lending of property?
