Portfolio Update September 2019

Hi everyone, and welcome to a new portfolio update! As for every month, I'll share with you the latest numbers from my investment portfolio, showing you all the details about what happened both with the crowdlending platforms I invested on, as well as with my dividend growth stocks portfolio. I'll show you what I did during the month, what went well, what didn't go well, and also share at the end what actions I'll take in the coming month. 

This is already the fifth portfolio update that I am doing using TrackInvest, the app that I developed to track all my investments, both on crowdlending platforms & on the stock market. I am really happy with all the feedback I received from people using it, and I will for sure keep on making it better in the future! That being said, let's dive into the portfolio update, starting with the overview of my portfolio for September 2019:

You can see from the table above that my crowdlending investments are now slightly above my dividend stocks investments for the first time this month. This is explained by the fact that I haven't been investing a lot in new dividend growth stocks lately as they are still a bit overpriced overall, and also that the stock market went down recently which explains the lower valuation of my portfolio. However, all stocks are still delivering dividends as usual :)

I am also really happy about the overall yield of my portfolio, which is over 7% for the first time this month.

Let's now have a look at the historical performances of my portfolio in terms of total income generated, which is one of the most important metric for me:

As you can tell, it's been growing steadily month after months, now reaching nearly 40,000 Euros in total gains since I started investing back in 2015. The accumulated income graph is now pretty linear, which is perfectly normal as I am mostly using the passive income from the portfolio at the moment for personal expenses. But overall I am really happy with the progression of my passive income over the past months, especially as it is now stable above 1000 Euros per month.

In terms of crowdlending platforms alone, I still have excellent performances on all crowdlending platforms I am invested in. Note that as some platforms are not yet supported by my application TrackInvest, they don't appear in the table above (however, they are included inside the total value of my portfolio). 

I am happy that I also finally could calculate the actual yields for EstateGuru and Crowdestate, as I've been investing in those platforms for over a year now and a lot of projects on those platforms started to pay off. Note that the yield for Flender is also not accurate for now as I've only been investing on the platform for a few months.

During the month of September, I added more money on Kuetzal, and also started investing on Monethera that I plan to review soon. For the rest of the platforms, I just let the auto-invest functions reinvest automatically my gains on each platform, or reinvested all gains manually on platforms where there are no auto-invest functions.

Let's now have a look at my accumulated returns coming from crowdlending platforms over the past months:

As you can see, my returns from crowdlending platforms grew steadily during the past months, and are now really close to the 25,000 Euros mark since I started investing back in 2015.

Let's now have a deeper look into a few selected platforms to see what happened during the month, starting with Mintos:

You can see that despite lower interest rates in general on the platform, I am still seeing at the moment the same gains on Mintos compared to the previous months. My current strategy on the platform is to basically keep my auto-invest settings which target loans with a yield above 11.5% and to withdraw the excess cash to reinvest on other platforms. Therefore, I expect my returns on Mintos to slow down during the coming months.

Let's now talk about EstateGuru, as you were a lot to ask me about the platform recently. There was actually some glitches in how TrackInvest was calculating the returns on the platform, and after fixing that it showed the correct results for EstateGuru

As you can see I am having really good returns with EstateGuru, with steady gains through the year and a raise of the income during the past month, mostly because of a lot of projects are starting to be paid off fully and I am getting the principal + interests back on my account.

Let's now have a look at my accumulated returns on PeerBerry:

Still great returns month after months from this platform, with now nearly an 11% yield, and with buyback guarantee on every loan. I definitely still recommend this great platform to any investors.

Finally, let's have a closer look at my return on Viainvest:

Same as for PeerBerry, I am still seeing very solid returns on Viainvest, with a steady growth of the income months after months. Definitely a platform I still recommend as well.

I didn't do any changes during the months in terms of buying or selling positions, I basically just took the income from the portfolio to use it for some personal expenses. Also nothing particular to report, as all the positions in the portfolio were paying dividends as usual. Overall I am now really satisfied with the overall yield on this part of my portfolio which is now getting closer to 4.5%.

Let's now have a look at the evolution of the accumulated returns of my dividend growth portfolio over the past months: 

After a slight dip in the past months due to me selling some positions in the portfolio, my monthly income from dividend growth stocks is now going up again thanks to some companies raising their dividends during the past month.

What's Coming Next

In October, I plan to reinvest some of the free cash I have to try out new crowdlending platforms to expand my portfolio, and maybe to invest in new dividend growth stocks if there is the right opportunity. I am currently still testing platforms like Monethera and Kuetzal, and I am about to release my review of Brickstarter (a real estate crowdfunding platform that invests in vacation rentals).

Hi Marcos, thanks again for your review. Regarding Mintos, I am currently divesting since I can't find any loans in euros with buyback at or above 12%. I am transferring those amounts to FastInvest(+13%) and Crowdestor(+16%). I've been having very positive results from FastInvest. From Crowdestor it's still too early to say. One last request from you is could you make a youtube video on how to use your platform TrackInvest so us ( TechIgnorants) could use your wonderful tool? Thanks in advance (drinks will be on me next time we meet is Lisboa!).
